Can you spot a "hot" listing

Today's fresh catch, a featured Charleston real estate listing every dayI've said for a while now that today's Charleston house hunter doesn't really need an agent to find homes for sale that might be perfect for them. And I know several buyers who work very hard searching just about every day (and sometimes multiple times each day). And so while you might say, what do I need an agent for anyway, understanding and interpretation of real estate data is one value a real estate agent brings to any transaction.

Now let's take search. While anyone can search, a real estate agent is consistently looking for homes for sale for active clients even though the client is more than likely searching too. The difference is that a real estate agent has more experience searching because after all, that's something they do all the time. And truth be told, a real estate agent does have a little better information at their fingertips than the general public.

Anyway, a little over a month ago I decided to feature one "hot" listing that I noticed in the Charleston MLS from starter homes to luxury estates and everything in between in neighborhoods throughout the Charleston area. The listing may be a foreclosure or a short sale, it could be just a new listing that just looked very appealing for one reason or another, it might be a significant price reduction or maybe the listing indicates the sellers are very motivated. The buyer of any of those properties could probably get a very good deal (and isn't that one of the important things you're looking for when you're buying a home).

Well, one thing that I noticed was how many of those homes went under contract in a fairly short time after I featured them.
