There's agent feedback and then there's agent feedback

charleston real estate agent feedbackI've written about the subject of agent feedback before but a request from a listing agent this weekend for feedback was so ridiculous that I just have to write about the subject again.

It's traditional for real estate agents who show homes to provide feedback to the listing agent. But that doesn't mean that you have to give your negotiating position away so if your buyer happens to really like a home, about all the feedback that I'll provide is that it was a nice home and the buyer might consider it. What I'm also trying to find out is whether the seller and agent are motivated because sometimes the agent will get in touch with me and more or less say so.

Now, when a home isn't one that your buyer will consider, generally, you don't want to insult anyone by providing a laundry list of all that's wrong so you might say something along the lines of the floor plan didn't work.

So that's what I did. But the agent contacted me and asked me to fill out the little questionnaire (which I never do for the reasons cited above). For example, one silly question that is asked is whether the home is priced too high, about right or too low.

Oh come on, would anyone in their right mind suggest that the price might be too low.

But anyway, the agent continued by saying it was important for me to provide detailed feedback so that it would help them to guide their seller.

Well I didn't say so but I thought, I'm sorry but that isn't my job, that's your job. And if you can't guide your seller, then maybe you need to learn how.

Of course, it's a lot easier to blame another agent who provided negative feedback than have to meet with your seller and tell them what you really think of their home and why it really isn't selling.

And the only feedback that really matters in the grand scheme of things is an offer.

Because otherwise, the home isn't necessarily a loser (although some are), it just didn't get chosen.
