In Charleston real estate, cash is king but
... it doesn't mean that you can expect to steal a home.
While many traditional home sellers may be motivated to sell and there are a nice selection of foreclosures and short sales to choose from, everyone involved professionally in the Charleston real estate market has a pretty clear idea of current home values.
And while it is always better for a seller to choose a contract from a buyer paying cash because it's just one more uncertainty removed from the transaction, a cash buyer may be able to get a slightly better price than a buyer who is going to be financing the home.
But, slightly is the operative word if you want to buy a home in Charleston for cash.
Cash is still king ... but based on current market conditions, there is a limit to how low you can negotiate a selling price.
