Charleston monthly home sales top 1000 in June
... for the first time since July and August of 2007 when monthly home sales totalled 1190 and 1180 respectively. It's certainly a reason to celebrate.
The other day, I indicated in my monthly newsletter that June would be another good month in the Charleston real estate market. At the time, there were 956 sales reported to the Charleston MLS but because it is a self reported system and agents tend to report later rather than earlier, another 55 sales have been entered in the past few days and more than likely another dozen or so will come in even later.
As of right now, there are 1011 home sales in Charleston for the month of June, 25 percent higher than June of 2009 and 8.5 percent higher than May of 2010.
But July will more than likely be not as good since a lot of demand was pulled forward due to the home buyer tax credit which originally required sales to close by June 30. Even though closings were extended to September 30 so that short sales and lender delays could be accommodated, I've noticed a slowing trend over the past few weeks and while this time of year is usually a little slow due to vacation season, it seems a little more so right now.
