Good credit is good and cash is even better

Charleston real estate buying a home for cash... when you are buying Charleston real estate.

Father's Day brought several inquiries from cash buyers looking for homes for sale in Charleston. Since lenders have tightened their lending standards, not everyone can obtain mortgage financing any longer. Of course, if you have good credit, a job and a down payment, you still can find financing relatively easily but the advantage easily goes to a cash buyer because it removes one of the worries that a seller has when accepting a contract, namely that if there aren't any repair issues, the sale is almost certainly going to close because there isn't a financing (and possibly appraisal) contingency.

So you can probably get a slightly better deal than a buyer who is financing. You still can't buy a home for sharply less than market value but can probably strike a better deal than a buyer who is financing the purchase.

Do you remember the old phrase, cash is king. When buying real estate, that's a good thing.
