Does a wall mount flat screen TV convey as an attached fixture when selling your home

It may or it may not.

wall mount flat screen TVSome Charleston MLS listings clearly state that a flat screen television does not convey with the sale of the home. It would be similar to a listing that states that the dining room chandelier will not convey because it belonged to the seller's grandmother and has sentimental value.

But what if there is no indication.

I've written several offers recently for clients who did not want the flat screen that was attached with a wall mount and we asked that the sellers remove the TV and wall mount and repair the wall. But yesterday, I wrote an offer to include the flat screen that was attached in the master suite although the listing didn't indicate whether it would convey or not.

So is a wall mounted flat screen TV an attached fixture or appliance like an oven, dishwasher, built in microwave, ceiling fan, light fixture, etc., or is is just a television like a refrigerator is just a refrigerator (which of course can also be asked for in an offer).

I would recommend that if you are selling your home in Charleston and want to take your television with you when you sell, that you make sure that it is specified in the Charleston MLS listing.

I don't believe that it is automatically assumed that it can be removed. What do you think?
