Searching Charleston waterfront homes
... is more difficult to search for than probably any other kind of home for sale in Charleston.
I've been working with a couple recently who are interested in a home that they can dock their boat and be able to get out on the water anytime they want. In Charleston real estate terms, that means true deepwater but there are many Charleston MLS listings that describe the lot as waterfront deep, waterfront shallow, tidal creek, marsh front, marsh view, river front and river view.
In some cases, all of the above are used so which is it really.
If the lot is on a tidal creek and the water is a couple of feet at low tide, at best it might be navigable for a couple of hours a day so you really can't describe it as deepwater. And that's what makes searching the listings so difficult.
If you were looking for a home on the golf course, it would be a little more straight forward, either the home is in a golf course community and / or the home backs up to the golf course. Sure, there are some listings that might say it on the golf course when it only has a view of the course but for boating aficionados, it's more critical to know how deep the water is.
The general rule of thumb is this, if it looks too good to be true, it probably is so with Charleston waterfront homes, it really comes down to price.
