Charleston homes sell for less in some months

When you think about it, it makes sense that in the months with less sales activity, homes will sell for less. In the chart below, you'll notice that homes closing during November, December and February sold for less on average than any other months in the year.

The data is based on 4 and 3/4 years of sales and price activity in the Charleston real estate market. The bars represent the average number of sales per month and corresponds to the left axis and the line represents the average price paid and corresponds to the right axis.

A couple of surprising things are that for some reason, January prices are high even though it is a sluggish month for home sales and September prices should be a little higher and October should be a little lower. Otherwise, the trend seems to hold very well.
