Looking for good deals on Charleston homes for sale

Charleston real estate homes for saleMost buyers today are looking for good deals when buying a home and why not. There are certainly lots of available homes for sale throughout the Charleston area. Some are foreclosures, some are short sales and some are just being offered for sale by motivated sellers.

I've been working the past few days with clients who are doing exactly that and their focus has been on lender owned properties. While it's sad that someone loses their home to foreclosure, it also presents opportunities for buyers to be able to purchase more home for less money than they might have otherwise had to spend. Comparing prices of homes that are lender owned to either short sales or homeowners, clearly, if you find the right home that is lender owned, it can be a very advantageous buy.

Now the downside is that some lender owned properties are not in that great of condition and you have to be prepared for that. But some ordinary homeowners don't exactly keep their homes in pristine condition either, we've all seen too many shoddy and stained carpets and many other assorted signs of wear and tear when viewing homes (not to mention way too much clutter or (how should I say this) hideous? decor that interferes with potential buyers viewing a home that they might fall in love with).

An interesting side note: A little while ago, one of my clients was bidding on a foreclosure in Historic Downtown Charleston. The home was offered for sale and within days, dozens of agents and their clients viewed the home, there were multiple offers and a deadline was put in place to submit your highest and best offer. Well, we didn't get the home but it sold for a nice premium above list price, actually 10% more than list. But after all, downtown is downtown and when you are talking about homes for sale on the Peninsula of Charleston, it's always location, location, location.
