Seasonal trends in Charleston real estate

Everyone in the real estate industry has always talked about importance of the spring selling season. Now it might be more important in the Northeast and Midwest where winter weather would certainly keep house hunters from looking at homes until the weather warms up but how do seasonal factors affect the Charleston real estate market where not only can you play golf year round but you can also get out and look at homes for sale in Charleston just about every day of the year. And let's not forget the impact of getting the family moved before the beginning of the school year.

The two charts below show Charleston home sales by quarter and monthly for the past 5 years. And no matter the level of sales activity, it's pretty consistent every year. Expect a little dip in July because of vacations and a rebound in August in that last minute back to school rush. You can also see how active the Charleston housing market was in 2005 and 2006 (blue 2005, red 2006, green 2007, aqua 2008, pink 2009).
