Homes in Charleston ARE selling

... and sometimes very quickly.

There are some who say that homes in Charleston aren't selling. And some aren't but not all. There has been increasing activity in the Charleston real estate market since the beginning of the year and it's picking up.

Many first time homebuyers are motivated to buy now because home prices seem to be more affordable and because of the $8k first time homebuyer tax credit. Generally, they are interested in buying starter homes at lower price points and that is where sales activity is the most active.

I recently got a call from a first time homebuyer who wants to look at homes for sale in about a week. I helped them get a preapproval letter from a good local lender and began to select homes they might like to see. But even I was surprised the other day when two homes came on the market one day and went under contract the next. It seemed like 2005 all over again.

The obvious difference is that prices are down, mortgage rates are incredibly low and buyers sense there are some very good deals available.

WCIV, ABC News 4 Charleston always does a nice job of reporting on the housing market. They're even sort of a lucky charm for me because on the occasions that someone calls me to do an interview, I always seem to be busy with a client and can't meet them right now (which is just about the time frame that television news operates on). So I've never been a television celebrity.

I looked at your Nov. 29, 2006 blog entry for the 05/06 monthly breakdown.  If someone had told us we would be excited about 568 sales in March, we would have laughed and asked which week.   This will take patience, time and buyers.

Except March of every year you get a spike in sales.  How much are you down in % from March of last year? :)  I don't have the figure on hand but my guess will be about 20% down, but as a realtor you should know.

What is funny about this video is the agent selling all these homes is the same idiot who had them listed for twice as much last year. Now he is representing the banks instead of the owners. The only reason they are selling is because they are selling for a 50% discount compared to one year ago on the Isle of Palms.  IOP is nothing but short sales and foreclosures.  

Why don't you report the whole story in your blog????  The Realtors in this town all missed the crash and screwed over thousands of buyers by selling overpriced homes.

Charlie, I'm not terribly excited about 568 sales and you are absolutely right, which week.

Jimmy, March 08 - 866 sales, March 09 - 589 sales, off 32%.

Now, as to the point of my post. Houses are still selling and in some cases, when they are priced right, they are selling quickly and especially to the first time homebuyer market. Two of the selections that I was going to show went under contract in one day.

As to the video, I like the folks over at News 4 Charleston and they have reported negative articles in the past. They thought this was good news so I shared it because it did tie into my post.

And there is always a seasonal jump beginning in March. As I have written about previously, sales always decline in the 4th quarter and it takes until March for activity to start to pick up.

And before anyone thinks I'm being rough on David, all the sales in the Isle of Palms are not short sales and lender owned properties. Yes, of course prices have declined there as they have everywhere but not by 50%.

Hey thanks for the info.  I am really confused about the market these days.  All of this stuff going on with Obama, spending.  I am not sure what will work or not.  PLease keep the accurate and sound advice.
