Searching for Charleston homes and real estate agents

Almost everyone who is considering buying or selling a home in Charleston begins their search online. But what is the typical Charleston online home buyer really looking for, a home or a real estate agent or both.

I snagged this comment from somewhere on the Internet, I'm sorry I can't remember exactly where but it was a relevant, revealing and frustrated comment on the subject by a real estate consumer on a real estate blog.

Here is what I find interesting. The potential buyer gave 10 agents their criteria and when the real estate agents sent listings to the buyer, they weren't even close to what the buyer was looking for. They apparently didn't listen to what the buyer wanted.

Sure, the buyer wanted to try and buy a short sale and many agents don't want to bother with short sales. But not because it isn't a quick sale but because in most cases, it won't get 3rd party lender approval in order to be a sale at all.

But more importantly, even if that home was left off the list the agents sent back, most of the listings that were sent should have matched the buyers search criteria.

One of my pet peeves is shameless self promotion but please put up with it (just this once) so that I can illustrate my point.

Here is a copy of several emails from and to a client who will be looking at homes with me today.

This buyer wanted to see a particular home. I had already scheduled an appointment to see it because I listened to what the buyer was looking for and selected homes that met the criteria. As long as I'm being shameless, I might also point out the quick response times as well.

It's just my opinion but Charleston online home buyers are looking for relevant listings and responsive agents.
