Charleston homes for sale inventory
... is soaring as the New Year begins.
In just one week, 277 homes have been newly listed and 230 homes have come back on the market. Now of course, some of those 277 homes were previously on the market and may have gotten a new agent or the agent simply relisted them as new listings.
But whatever the case, that's over 600 homes joining the 10,617 homes that were on the market as of 12/31 for a whopping total of 11,124 less any homes that either went under contract, sold, expired or were withdrawn so far this year.
Now, what does all that mean.
Well, in all of 2008, 8876 homes sold in the Charleston real estate market and if this year is just as good as last, that means that every home listed for sale will not sell. And actually, quite a few won't sell and here is why.
At the end of 2007, there were 10,739 homes for sale in Charleston. An astounding 22,115 new listings joined them during the year and as mentioned previously, only 8876 sold. Now of course, some of the homes that were new listings may have been listed 2, 3 or even 4 times but when all is said and done, only about 25% of the 32,854 homes that were listed for sale last year sold.
Put another way, only 1 out of 4 homes listed for sale sold last year.
Get rid of the clutter but ... don't start packing just yet
