What's that house worth

Charleston real estateThe worth of a house in today's Charleston real estate market depends on whether you are buying or selling and the motivation of either the buyer or the seller. By that I mean, the value or worth would depend on whether you like or love the house if you are buying or whether you would like to or really want to sell the house if you are selling.

For a buyer, you might pay a little more if you fall in love with the house you find. That isn't to say that you should just buy anything that you can get a good deal on because more than likely, if you put an offer on a home, you probably like the house a lot. But if you just have to have that house, in fact, if you can't live without that house, you just might have to pay a little more because you may not want to lose it rather than pay a few more dollars.

Now for a seller, if you are just testing the waters to see if you can sell, first of all, these aren't the kind of market conditions to do that in. If you list your house for sale with the hope that you can simply name your price and remain inflexible and not negotiate if and when you do get an offer, you really ought to save the time and hassle of putting your home up for sale and cozy up in the family room for a few more years.

It's been said for many years in the real estate industry that only a ready, willing and able buyer determines the value of a house. That occurs when an offer is made.

So it really doesn't matter what you (the seller) might think your house is worth, it doesn't matter what your friends, relatives or well meaning neighbors might say it's worth or (heaven forbid) even what your real estate agent says your home is worth. Your home is only worth what a ready, willing and able buyer is willing to pay.

And just a hint, in today's Charleston real estate market, the list price is the starting point in the negotiation.
