Foreclosures for sale in the Charleston real estate marketWhile the Charleston area hasn't experienced the high level of foreclosure activity as many other housing markets around the country, there are certainly a number of foreclosed homes available for purchase by potential homeowners or real estate investors. After all, everyone wants a good deal and to many people, a foreclosure represents just that.

So how do you find out which homes may be bank or lender owned distressed properties that you can buy for less than market value in many cases as long as you're willing to accept a trade off for the less than pristine condition typically associated with foreclosed properties.

Two new pages just added to my website are devoted to distressed properties for sale. Based on the description written in the Charleston MLS by the listing agent, it is very likely to determine that a home may be a foreclosure. So I've added RSS feeds of these potential foreclosures and you can view likely distressed properties available for sale for more than $200,000 or less than $200,000.

You can also use the Charleston MLS map search and specify your criteria including foreclosures as well as pre-foreclosures otherwise known as short sales. (Although why you'd want to search for short sales is beyond me since they never take a short time and rarely result in a sale.)

Because the compilation of these homes for sale is done by computer analysis, there may be a few homes that are in fact not bank owned properties and certainly, there are other foreclosed homes for sale in the Charleston MLS that the computer did not pick up on.

But, it's a start and I hope it helps you. Hiya Howard! Thanks goodness the election is over!

I was looking at MLS in NY where I live and saw a neighborhood with 650 listings and said to myself..ouch!

I bounced over here to check in and just looked at Somerville (a town on my consideration list) and saw 2000 plus for sale....I am speechless! I am afraid its going to take a looooong time to turn this ship around....I am flying the flag upside down as of late....things are getting really scary lately.  

Anhoo...I hope all is well down there. Up here all of the trees are just about bare & Xmas music is playing in the stores...lol

Mike, good to hear from you again as always. By the way, our Summerville is spelled like this rather than the Somervilles in NJ and Mass.

But while the map search indicates over 2000 listings, that includes not only homes for sale but rentals, vacant land, commercial and in actuality, there are *only* 1395 homes for sale in Summerville.

But you should also understand that while the Town of Summerville is just a little over 30,000 population, over 100,000 people have a Summerville mailing address so there are probably over 30,000 homes and that means that *just* 5% of all homes are listed for sale.

Anyway, we live in Summerville and it's very nice. Come on down, it will be about 70 today and it's very green with flowers year round. But we still get too much Xmas music too early.

Thanks for the correction on Summerville. The thing I stugle most with in considering a move to the south is sacrificing the seasons. Howard....the smell of fireplaces wafting through the cool crisp autumn air with the autumn colors here is irreplaceable. But its on my list and who knows...I still have a few years left here in NY being bound by recapture clauses and profit limitations on my current residence.

I just cant seem to forget a trip to Fl just after Xmas a few years back and the ever so wierd feeling it was to see Santa Clauses & xmas trees while wearing shorts and a tshirt sweating!

Mike, actually we have 4 distinct seasons; thankfully, winter is short and mild but our fireplace will be ready for Thanksgiving.
