Too many pics [might] spoil the listing
More often than not, today's do it yourself consumer searching for Charleston homes for sale would like as much information as possible about every single listing and most especially they would like to see more pictures.
And I think it is great to work with buyers who have done their homework and have a good idea of what they want and like.
But like the old phrase, "too many cooks spoil the broth", might too many pictures spoil the listing.
Many MLS systems around the country now permit many more pictures to be posted than ever before. The Charleston MLS now allows 24 pictures, up from just 9 several years ago. I've even heard that some MLS systems from around the country allow for an unlimited number of pictures. And of course, with virtual tours, picture tours, video tours, single property websites, links to Flickr or YouTube, there are possibilities of showing just about everything about the property online for any listing.
I'm not sure any of the above pictures (from a collection of bad MLS pictures I've highlighted in other posts) really do a very good job of marketing a particular listing. To know for sure that your full size washer and dryer will fit or that there are ceiling fans and stairways in the home doesn't really do very much to help a buyer want to see a home.
But more importantly, those who are searching for Charleston homes for sale just might be looking for a reason to not view a property in person. And sometimes, it might be just one picture too many that causes them to rule out a property that might have been very nice in person. And at the end of the day, you really do need to visit more than just one perfect home that you found online because every once in a while (actually more often than you might think), that perfect home you found online might disappoint you in person.
