One day in the Charleston MLS
... and a peek at the numbers recorded.
The Charleston MLS provides a hot sheet for agents to view the latest activity in the Charleston real estate market. Most often, real estate agents use it when actively looking for the newest properties that come on the market for a specific client or two (at least, that's what I basically do.)
So as I browsed what came on the market, price changes and other activity from yesterday, it seemed like it might also show you the ebb and flow of current market conditions.
Here are the numbers for Monday September 8.
78 New Listings
15 Back on Market
117 Price changes
24 Under Contract
39 Sold
63 Withdrawn
28 Expired
Even more interesting, of the 78 new listings, 21 were actually previously listed and had either expired or were withdrawn and were re-listed either by the previous agent or a new agent. So for those of you who would like to know how long the home has been on the market, it was either just listed or it has been on the market for a while but it might appear to be newly listed. Sometimes you have to look behind the numbers for the real story.
Of the 117 price changes, it should be no surprise that 110 were adjusted lower and 7 increased in price. I should point out that Monday is historically a big day for price adjustments if the home went without showings or a contract over the weekend.
