What does motivated seller really mean
An ask the agent question, "why is this seller so motivated and what does it mean?"
Many sellers in today's Charleston real estate market are motivated. They want to sell their home in today's buyers market.
Many listing agents will mention in the description that their sellers are motivated. Some listing agents will put that information in the agent notes which is the private area for agent to agent communication. Other listing agents will follow up a showing with a phone call or email to advise that their sellers are motivated. The seller has to give permission for the listing agent to disclose their motivation because it hurts their negotiating position but it does let buyers know that a better deal is possible.
This is not the kind of market to just list your home and hope for the best. Buyers can be very selective from the many choices available. And while some buyers may be looking for the perfect home, others are interested in getting a good deal as long as the home meets most of their wants and needs.
There is a listing in my neighborhood that has languished on the market for months and months while other homes have been listed and sold. My wife heard from a neighborhood friend that there haven't even been any showings in the past several months. But the house has not had a price adjustment since it was listed earlier this year. I would suggest that the total lack of activity indicates the price is probably too high and the seller does not appear to be motivated to sell it either.
Ultimately, the sale of a home comes down to price. Letting potential buyers know that you are a motivated seller tells them you are willing to reduce your price in order to sell your home.
