Inventory chart May 2008

Inventory of homes available for sale in the Charleston real estate market continues to increase. There is always a slight dip in available homes during the Thanksgiving to Xmas season for all the obvious reasons. But overall, inventory has increased 50% from approximately 8,000 homes for sale to over 12,000 homes for sale today over the past 2 years. 

Preowned homes make up 76.7% of the total and new construction accounts for 23.3% of all homes available for sale.

This surprises me a little.  I thought we would see a downward turn because of Spring.

Howard---not sure if you are aware of the charleston city data forum but it would probably give you some good leads. There are alot of relocaters that post RE questions in there...

probably a good lead generator for you. You could show off your new fancy listing maps, etc.

Claude, there was no spring season in the real estate market this year. What really surprises me is that some sellers still don't get it and some agents are willing to let their sellers name their price and waste their time, energy and money listing basically overpriced properties that are not ready to show.

Anyone who is listing their home for sale had better really want to sell it, not just list it. That means price and condition have to be right. Inventory would be a lot less if you got rid of the listers who are testing the waters.

I see too many sellers who are just listing when showing homes to buyers. As for me, I would rather be the third agent a seller contacts rather than the first.

JS, there are a lot of forums available for me to tout my stuff, locally and nationally. I'm amused that questions about the Charleston real estate market are being answered by agents from 1000 miles away on some sites who have no knowledge of local market conditions or the laws of SC real estate so thus far, I have chosen to stay away from the riff raff and the shouting by agents to use me, use me.

And as you probably know, if you are not a licensed real estate agent, referral fees are illegal. While some people may think that real estate agents are equal to or even below used car salespeople, we can't offer bird dog fees. Having said that, I know you were joking.

I'm counting on people like Claude, you and others to use me as their real estate agent because you have found value in what I have provided.
