Once a month, I send my real estate update to my database and I always get one or two unsubscribe requests. This request was more interesting because I really never did help them with the purchase of their home but they were very polite.
I suspect they purchased new construction and dealt directly with the new home sales counselor. While you can successfully buy a home directly at the model home, you are told that they represent the builder's interests and not yours and there is no financial savings by buying new construction without your own real estate agent.
What can an agent do for you that you can't do yourself. Let's focus on just one, eliminating the emotion from the purchase and providing a professional opinion on the home you want to buy. You see, one day you will put that house on the market for sale. And that's when a poor selection today will potentially come back to haunt you. The lot, the floor plan, the upgrades you select and many other items are some of the considerations that you will be making today and the future buyer of your home will be analyzing.
Real estate agents are welcomed by the sales counselors at all new home communities throughout the Charleston area. I'm friends with many and I know who the very best builders with the best reputations are. I've been told by several site agents that the smoothest transactions they have are when the buyers have their own real estate agent. If you use a real estate agent when buying a new home, you will be able to say, thanks for your help.
