There are a lot of do it yourself buyers out there today and some buyers may think with the proliferation of information available on the Internet, they can successfully buy a home without an agent.
Of course, they need an agent to get the lockbox open but once they are able to see the house in person, maybe they don't need to use that agent any longer.
Maybe some agents in the Charleston real estate market haven't demonstrated the value that they might add to the transaction. Maybe some buyers have been burned in the past and are wary of real estate agents. Maybe some buyers just don't want to be sold (but I can't figure out how to sell someone something they don't want and I've always looked at the job of selling to be one of helping people buy, not to sell them something).
