Do you want to list or to sell
Charleston home sellers, take note. There are over 10,000 available homes for sale in the Charleston real estate market. Only one out of ten homes is selling, the others are sitting unloved and unwanted. If you want to sell, you must be priced to market and the condition must be excellent. That is exactly what buyers are looking for. If the condition is not excellent, then, the price should be marked down accordingly.
I have had to break the bad news to several potential sellers recently that their home was not worth quite as much as they had hoped if they wanted to sell it. When I do a comparative market analysis, I come up with a realistic range to price the home so that it will sell. If a seller wants to price their home at a higher price, I will not take the listing. After all, the buyers agent has the same information as I do to evaluate the value of the home. So it likely won't sell and of course, in the unlikely event it does get a contract, it probably won't appraise. It's an exercise in wasting time and money.
Of course you can find an agent to list at whatever price you'd like but it doesn't mean it will sell. My most recent listings went under contract in under 60 days while the average time on the market today in Charleston is approximately 120+ days.
Repeat after me, Howard is right, price and condition matter.
