What's my home worth today

The short answer, a little less than it used to be or what you think it is.

One of my neighbors asked me what I thought his home was worth last evening as I was sitting on my front porch and I had to tell him the bad news, a little less than it used to be.

But many sellers in the Charleston South Carolina real estate market need to read the second half of my short answer again. I'm sorry to be so candid but your home is worth less than what you think it is.

Take a look at the following statistics and look at the list prices of homes for sale compared to the sold prices in the last year on both an average and median basis. In three of the four data sets, the asking price by the seller is much higher than buyers have been paying over the past 12 months. Only luxury condos and townhomes seem to be priced to current Charleston market conditions.
