Under contract in one day ... in this real estate market?
In the good old days of Charleston South Carolina real estate when offers came in simultaneously to the for sale sign being put in the front lawn of a Charleston home for sale, we used to list a home and watch for the contract. Around the real estate office, there were "high fives" and shouts of "sold in one day" abounded.
Of course, times are a little different today. Sure houses are still selling, just somewhat slower as buyers have lots of inventory to choose from and they don't have to make a decision immediately upon viewing a home for fear someone else might buy it first.
When thousands of homes are for sale and only hundreds are selling per month, you've got to be a little lucky to sell a property in one day. But just as important as luck is pricing the property sharply and having it in mint condition. The sellers did both. They priced it $10,000 less than competing properties in the neighborhood, cleaned thoroughly and painted. The buyer was well qualified financially to obtain a mortgage, the home inspections have gone well and closing is within the month.
Price and condition will sell your Charleston home for sale. Maybe not in one day but quicker rather than later.
