Sometimes a good buy can be a difficult sell
Many buyers assume (there's that word again) that being able to buy the least expensive home in a neighborhood is always advantageous but sometimes a good buy can be a difficult sell.
While pricing a home is important, there are other reasons than price that some homes linger on the market while others sell in a more timely manner. The number one question that I get from buyers is how long has this home been on the market. The obvious reason is the assumption by a buyer that a home that has been on the market a long time can be purchased for less than another home that was recently listed for sale.
There are other reasons and you might want to consider these factors as well when buying a home in the Charleston area because one day, you are going to be selling and buyers might not be interested in your home then just like the buyers of today have not been interested in purchasing it now.
Take the color. This bright blue house will not be as appealing to as many buyers as other homes painted in more traditional colors. (Of course, the Charleston real estate market is a little different from many others around the country in that colorful homes are popular here but blue is blue.)
The location of the lot is important. Some buyers prefer to have a little more privacy so a home located on an exterior lot or in a cul de sac and backing to a buffer is going to be more attractive than a house on an interior that backs up to another. Some other buyers prefer a corner lot, long a desired location for homeowners, but be careful about corner lots because I've seen a lot of homes on corner lots that have absolutely no privacy at all because the back of the house (where everyone really lives these days) will face several neighbors back yards. Another lot to watch out for is where car headlights shine right into your living or dining room.
Finally, let's talk floor plans. How is the kitchen and the master bedroom. Are the rooms big enough. Is one of the secondary bedrooms much smaller than the other(s). How is the traffic flow from room to room. Are there enough bathrooms. How about the size of the closets and additional storage space. Upon entering, do you have a space to pause or are you right in the living room. Where is the staircase. These are but a few of the many considerations to think about when it comes to floor plan.
You may be able to get a good buy on a house but when it comes time for you to sell, other buyers may not accept the same compromises that you made if you overlook some potential negatives. It's not always all about price.
But when it comes time to sell, just price it right
It solves a lot of problems.
