Can a new agent sell your unsold home
I heard a gem of a punchline at our sales meeting yesterday when another agent was telling a story about a seller unhappy with his current real estate agent who has not sold his house.
There are probably a lot of discouraged sellers who are blaming their real estate agents for not being able to sell their homes in the Charleston South Carolina real estate market this year. It's not surprising because only about 1 in 7 or 8 homes available for sale are going under contract each month so that would add up to quite a few sellers who might be looking to change agents in the coming year in an effort to sell their homes.
So anyway, back to the story. An agent in our office gets a call from a friend who did not hire him when he put his waterfront home on the market earlier this year. The seller hired someone else and it didn't sell so now he is calling others to see if they can sell it. Our agent said what you have to say to someone who is currently under contract with another agent (a listing agreement is a contract).
He replied, "I'm sorry but I really can't talk to you about your home while you are currently working with another agent".
But the seller persisted (they don't necessarily know the rules we have to follow), "Yes, but, how many homes on water have you sold."
Our agent continued to avoid entering the discussion and said, "I really can't talk to you about selling your home while you are under contract to another agent."
The seller persisted anyway and said, "Look, I'm going to fire the other agent anyway so you may as well answer my question. I want to know how much experience you have selling waterfront homes so just answer my question, how many homes on water have you sold."
And the final answer from our agent, a priceless gem.
"All the homes I've sold have been on city water."
