If you price your house, you should shop the competition

I spent 25 years in the gift and home decor industry before I became a real estate agent in Charleston. It was very common for retailers to shop their competition to make sure their prices were in line. They would send "secret shoppers" out to visit other stores in their area in order to learn from their competition and be the store that consumers would choose to shop at.

In real estate, we need not be secret shoppers but it is vitally important to know what other houses in the neighborhood are selling for when you want to successfully list a home for sale.

I was showing homes the past few days and as is often the case, you might run across the same or very similar floor plan when showing in the same neighborhood. One of the homes that my clients especially liked was so much nicer than a very similar home a few streets away that we saw a little later.

The location on a better lot, the upgrades and the overall condition of the first home were very nice and it is a home that my clients are seriously considering. The second home was simply not as nice as the first but guess what, it was priced $10,000 more than the first home.

There is a lot of inventory available in the Charleston South Carolina real estate market and buyers can be very selective. There are only 3 factors in successfully selling a house: location, price and condition. Price and condition are within your control as the seller. Make sure your real estate agent visits other competing homes in your neighborhood so that your home is priced competitively to your competition. Simply wanting more money or needing to get more money for your home won't result in a positive outcome.
