Days on market, how long has this house really been on the market

As I pointed out in a previous post, relist, refresh, deceive, real estate agents have manipulated the days on market data by withdrawing and relisting the property to reset the clock at zero. A follow up article on the Inman News Blog now reports that the Southern California MLS will no longer publish days on market data on the consumer reports. Other consumer sites are not affected so consumers searching will still be able to get a sense of time on market or they can consult with a real estate professional. The issue is more important when the buyer is not represented by a real estate agent and attempts to deal directly with the listing agent who might not be as forthcoming with how long the house has really been on the market. After all, he/she will be telling the truth when saying the house just came on the market, cleverly omitting the fact that the house was listed previously. Let the buyer beware.
