The Ponds of Summerville
The Ponds is a 2000 acre master planned mixed use community set between the Town of Summervillle and the Ashley River off US 17-A and Dorchester Road on the site of a former plantation and hunting lodge. The plantation farmhouse will be restored and used for social and cultural events in the community and more than half of the 2000 acres will be set aside as a conservation area.
The Ponds first phase will include 213 single family and townhome home sites, land for a new Summerville YMCA, an amphitheater overlooking a 20 acre lake, an 11 acre playing field, the first of 4 community swimming pools, parks and trail network. The Ponds will also have an elementary school, churches and a fire station and at build out will have 1900+ residential units and 50,000 square feet of commercial space.
Single family homes are expected to range from the $300,000s to the $700,000s, townhomes from $250,000 to $350,000 and condominiums from between $200,000 and $400,000.
The project is being developed by Greenwood Development who has a long and successful history in the Charleston real estate market having developed Coosaw Creek Country Club and Beresford Hall in the Charleston area as well as Palmetto Dunes Resort and Shelter Cove in Hilton Head Island. The Ponds will be the signature title sponsor of this years Flowertown festival in Summerville.
