Pricing to sell...it will...and it does

I have been looking at properties in Mount Pleasant for an out of town client and notice many that have been on the market for quite a while and are sitting unsold. That doesn't have to be the case when you price your home to sell.

An example:

                                     

This home in Rivertowne Country Club was listed on November 11 at $789,000. After just a couple of weeks, the price was quickly reduced to $780,000. On December 10, the house went under contract. On the market for just 1 month, the offer likely came in very close to list price, which is generally not the outcome when a house has been aging on the market. An excellent job by the seller/agent.

I wish that my clients had been able to see it, it actually came on the market right after their last trip and went under contract before their next house hunt but...

Larry, the competition is fierce, approximately 50 homes priced in the same price range in similarly fine neighborhoods in the area, a few coming up on their one year anniversary on the market, certainly nothing to celebrate.

Most desirable? I think it is important to have the home easy for agents to show, have the home ready to show at all times, neat, clean and uncluttered, staged if necessary. Pricing to market is a definite component.

The search is fun, and especially rewarding when your client is thrilled with their new home.
