Sellers are not stupid
A fabulously well written blog by "Broker Bryant" (Bryant Tutas) from Florida. Please ignore the concept of range pricing, it is not a feature available in all MLS markets and is not used in the Charleston MLS, however, when I prepare a CMA, I always present a range to the seller and indicate that it will sell within that range, the selection of price within the range is then one of the seller's motivation and time frame.
Some great lessons here about seller motivation and real estate agent listings. As I've said many times, the key to selling is pricing it right from the start and listing a property is much more than putting a sign in the yard and some info in the MLS, it's all about marketing!
"Broker Bryant, How much do you think our home is worth?" "Well, Mr. Need T. Sell, I think you house is worth about $260,000. However, I'm not here to tell you what your house is worth, I'm here to tell you how much your house will sell for.
